Orchard Piper is excited to share an update on the project coming soon to Kew. Located at 26–36 Princess Street and 11–15 Brougham Street, Kew, formerly home to the much-loved Leo’s Fine Food & Wine.

The proposal has been submitted for this development in Kew’s town centre, designed to revitalise the Junction with high-quality housing and retail, while also improving the public realm.

Assembling an expert team, we’ve been working with leading architects Wardle and landscape architects Oculus on a site-sensitive design. Wardle is one of Australia’s pre-eminent architectural practices and its founder, John Wardle, is a former long-term Kew resident with an intimate knowledge of the area.

After close to a year refining the ​plans, our current position embodies Kew’s unique character and meets the community’s needs. Including detailed consideration of the surrounding building design, streetscape conditions and broader planning context.

Our proposal includes the following key elements:

  • 19 new retail premises, comprising an exciting mix of shops, restaurants and cafes, including dedicated space for a high-quality produce offering similar to Leo’s.
  • A highly considered collection of architecturally designed mid-rise buildings comprising of 194 dwellings. This includes a mix of one, two, three and four-bedroom apartments. As well as town homes and low-rise residences, ensuring a broad offering of homes is made available – Ten per cent of these dwellings will be key worker housing, supporting people who provide essential services to the community by improving to more affordable homes well located suburbs.
  • A comprehensive new landscaped laneway strategy that connects Athenaeum Place into the site and beyond to the adjoining open space network.

FAQ

Why is this site being redeveloped?

We purchased the site in 2025, following Leo’s Fine Food & Wine’s decision to sell the land and close the business.
In line with government planning objectives, we are redeveloping it to provide much-needed, high-quality housing and retail for the community, while also improving the public realm.

 

What will replace Leo’s Fine Food & Wine?

We understand Leo’s was a much-loved destination, which is why our proposal includes dedicated space for a high-quality produce offering, alongside a broader mix of retail and hospitality designed to energise and revitalise the Junction.

 

How will the project contribute to the public realm?

There is an opportunity for us to deliver significant public realm contributions as part of this proposed project, consistent with the outcomes sought by the Kew Junction Structure Plan (2009). We are committed to working with the Boroondara City Council on delivering these contributions.

The public realm opportunity includes:

  • Construction of a new public park, including landscaping and seating, on Council’s land to the south of the site, adjacent to Cannings Butcher and the rear of Chemist Warehouse.
  • Relocation of the public parking on Council land to within the basement of the development. These spaces would continue to be available to the public and connect directly to the new retail precinct.
  • Reconstruction of the existing road connection between Princess Street and Brougham Street, including powerline undergrounding, widened footpaths and other streetscape upgrades.

 

Will you be providing any public parking?

Yes. Our proposed design retains the existing public parking on the site and relocates it into the basement of the development, with easy access to the new retail precinct.  If the construction of the new public park on Council land to the south of the site is approved, this parking will also be relocated into the basement. Placing parking underground allows us to free up valuable surface space for exciting new retail and improved pedestrian connections.
